This cozy villa (250 sq. m) with its alluring charm and peaceful ambiance epitomizes the spirit of Croatia. As the locals say, it illustrates “the Mediterranean as it used to be”. Built at the beginning of the 20th century by local farmers amidst two hundred olive trees planted here since the 1700s, this family home was, and remains, a source of authentic wine and olive oil, a tradition kept alive by their descendants, and whose products you can taste to this day. After almost 90 years, the villa has undergone a total 3-year restoration, preserving the same size while adding a swimming pool and a contemporary, renovated interior. Nowadays, it is one of the most charming and best-located Adriatic villas. Situated in the small fishermen’s village of Molunat, it is close to the city of Dubrovnik, the town of Cavtat, the country of Montenegro, and only 21 km from the Dubrovnik International Airport, offering you a multicultural experience within reach.
Upon entering the villa’s generous living room with a dining table for eight greets you. This room features terracotta flooring, a large leather sofa, a big-screen LED TV, and a Provençal-style kitchen. But its main perk is a fascinating sea view through a large sliding glass door and window. The kitchen is large and fully equipped, with oakwood and terracotta details, making it equally easy to prepare a light lunch and an exquisite dinner, as Mediterranean traditions suggest. Among kitchen appliances are a refrigerator, freezer, oven, microwave, dishwasher, filter coffee machine, extractor hood, blender, toaster, kettle, and ice maker.
The villa offers four bedrooms, each with wood-framed high ceilings and modern double beds (180 × 200), built-in bespoke closets, and en-suite bathrooms with showers. The rooms are spacious and cozy. In addition to the four bedrooms, the villa has a private, self-sufficient apartment designed to accommodate two guests. This large apartment includes a comfortable double bed, a living room, and a private bathroom. It is perfect for friends, a private chef, or a nanny looking for a comfortable and independent space during their stay.
Two vast terraces, three balconies, and a pool deck are distributed over multiple levels, allowing you to choose between soaking up the Adriatic sun or unwinding in the refreshing shade of trees around the house. The infinity swimming pool (5 × 14 m) seems to merge into the sea. It is complemented with baldachins (canopies) and sun loungers if you decide not to go to the beach. In the evenings, this place will be your favorite sunset viewing spot. Add a glass of your favorite beverage and savor a delightful and relaxing moment.
There is a covered BBQ area where you can grill fresh fish caught by local fishermen in the bay in front of the property. If you are a fishing enthusiast, note that the main fishing season is May and June, when you can observe tuna and yellowtail being caught regularly.
The unique feature of the western bay of Molunat, where the property is located, is the absence of any construction, making it probably the only undeveloped and untouched by human hands bay on the mainland part of the Adriatic, granting you absolute privacy. If you search for relaxation, you will be happy waking up to the sounds of the sea, breathing in the healing salty air, and enjoying the special ambiance that is good for body and soul.
