Spacious rooms, top notch beds, bespoke details…The villa was built in 2018 in the fantastic Istrian city of Pula, where the magic of ancient Rome still shines bright with a huge 2000 year old Roman amphitheatre, Roman Forum, the Temple of Augustus, Roman city wall and gates, Roman theatre and Roman statues in the lovely city museum. As the ancient Rome transformed eventually into a Christian society, Pula also has a monument to that period, a fifth century old early Christian church. The Renaissance left its mark in Pula evident in medieval palazzos with arched loggias and Juliet balconies. Finally, the Austrian Habsburgs of latter days built officers' villas and a grand harbour, which is now a large marina full of pleasure yachts, restaurants, harbourside cafes, bars and a great place to be.
This magnificent, spacious luxury villa with private pool comprises 450 square metres of living space and 3500 square metres of landscaped garden (just under an acre). It offers four top quality bedrooms and four bathrooms, sauna, gym, games room, 60 square metre pool, fabulous roof terrace with Jacuzzi, outdoor summer kitchen with dining table and stone built barbecue, pizza oven, private wine bar, table tennis and a child playground. The villa spreads over three floors, with one bedroom on the ground floor, two bedrooms on the second floor and the fourth bedroom occupying the whole top floor. In the basement the villa has its own wine-bar and entertainment area. All rooms are individually cooled and heated and there is WiFi throughout.
Ground floor
The hallway with a huge modern mirror and artwork hints at the quality of the rest of the villa. The elegant slate tiled floor covers the whole of the ground floor area which comprises a double height, glass walled sitting room, open plan kitchen and dining area, laundry, a double bedroom and bathroom and a separate guest toilet. The bedroom has a superking double bed (180 x 200cm), ensuite shower room and TV. The laundry provides a washing machine, iron and ironing board.
The stylish, modern kitchen is equipped with a fridge/freezer, oven, hob, dishwasher, coffee machine, toaster, microwave, a good set of cooking utensils and plenty of modern tableware. The modern oak dining table with wrought iron dining chairs can sit eight people. Two baby feeding chairs are also provided on request.
The splendid and light sitting room has double height walls and double height glass panes, with direct access to the outdoor terrace. This gives you a surreal feeling that you are indoors and outdoors at the same time. A large, L-shaped, comfortable designer sofa surrounds the modern fireplace and the TV, all enhanced by a huge modern iron chandelier.
A DVD player, stereo music system and a PS4 game console are also provided.
First floor
The first floor has two double bedrooms with en-suite showers and a large, wrap around gallery which contains the sauna and a games room with a TV and a billiards (pool) table.
The bedroom has a superking double bed (180 x 200cm), ensuite shower room and TV nd a sea view. The second bedroom has a superking bed, and a TV.
Second floor
The magnificent master bedroom has a superking double bed, en-suite bathroom with a shower cubicle and a bath tub, TV, private terrace with Jacuzzi and sea view.
The huge garden of Luxury Villa wraps you up in luscious green sun drenched paradise, and at night it is equally superb for the amazing sunsets over the sea which you can enjoy from the garden and the roof terrace. The fully fenced and walled garden of nearly one acre (3500 square metres) provides a great degree of privacy. The villa stands 1km from the coastline and the sea and the bay can be seen from some areas of the garden. You will have no doubt that you are in Croatia, by the Adriatic sea: the garden has olive trees, fruit trees, palms, large mature Istrian oaks, Mediterranean shrubs and herbs and a wonderfully kept large lawn. Around the property there is Mediterranean woodland with mainly pine trees. The perfectly positioned, infinity, heated private pool has a massage jet and measures 12.5 metres by 5.5 metres and is 1.4 metres deep. There is an outdoor shower. Top quality sun loungers (12) and garden sofas are a further luxurious detail of this great family villa with such a large pool. Away from the villa there is a proper outdoor summer kitchen within a covered terrace, with all the cooking equipment, a barbecue and dining table. The private wine cellar is equally cosy and elegant, with an additional kitchen and indoor barbecue large enough to do a hog roast.
