Facing peacefully the blue waters of the Aegean Sea, this is a flawless property in a dreamy setting. The accommodation is spread over a three-level main house and a separate guest room, accessed externally from the terraces. The amazing double doors of the main house open into a generous and cozy open-concept space. At the center, a couple of steps down is a bright communal area, whose light stone-flagged floors, criss-crossed wood-beamed ceiling, white marble details, and numerous French doors accessing sea-view terraces set the tone for the aesthetics of the property as a whole.
Light-flooded, the space is divided into three distinct areas: two lounges with deep sofas and armchairs (the first, set around a fireplace, the second – served by a well-equipped bar hewn out of a single block of marble – in front of a large TV); and a dining area with a long table facing to sea.
To the right and left of the main entrance, corridors lead to the rest of the rooms on the ground level. The first gives access to the lovely T-shaped kitchen, featuring a marble-topped island, marble-topped work areas, endless wooden cabinetry, and doors opening onto the terraces. A passageway joins the kitchen to a breakfast room, which flows back into the dining area in the main communal space.
The second corridor, meanwhile, leads to the property’s first bedroom, a double (180 × 200) with an elegant en-suite shower room with marble tops and gold fittings (details that are present in all the bathrooms). Following this corridor beyond the bedroom, one comes to the bar serving the communal area.
Two flights of stairs (one in each corridor) lead to the upper-level wings of the main house. The first wing houses the master bedroom, a voluminous double (180 × 200) with magnificent sea views, a private terrace, a roomy walk-in wardrobe, and a chic en-suite bathroom with double sinks, a bathtub, and a separate shower. The second wing, which is set over two levels, includes six more bedrooms.
Accessed from the first-level landing are:
• two sea-view suites with comfortably furnished lounge areas, mezzanine levels with double beds (180 × 200), en-suite shower rooms, and access to a terrace
• two large double bedrooms, one with a living area, both with en-suite shower rooms and terrace access
Stairs from the first-level landing lead up to the second floor, where you will find two more bedrooms, both under lofty, green-painted, wood-beamed ceilings:
• a spacious double (180 × 200) with lots of windows, a private terrace, access to a shared terrace, and an en-suite bathroom with a tub
• a double-twin bedroom (90 × 200) with terraces access and an en-suite shower room
The further accommodation is the separate guest room, which is accessed externally just across the terraces from the main house's kitchen. It comprises a large double bedroom (180 × 200) with a fireplace, a TV, a pair of comfy armchairs, and an en-suite shower room.
Nestled in the sought-after location with its toes in the sea, the property is surrounded by maintained wrap-around gardens and terraces, offering plenty of space for al fresco living. Guests can come together for convivial gatherings or find their private spot to relax, read a book, or take an afternoon nap. Pleasant views out over the blue Aegean are framed by high Mediterranean pines and bright flora, creating the ideal setting for a pure Greek getaway.
The living and dining area and the kitchen open out via many French doors onto a generous perfectly paved terrace that runs along the entire façade and the sides of the villa. It is where, under a series of shady gazebos furnished for lounging and dining, and on the sunny expanses, you will surely spend much of your time.
Two flights of steps lead down from either side of the terrace (one passing a hot tub) onto a well-kept emerald lawn dotted with exotic palms. This green swathe runs down to the sea walls and the amazing zero-edge pool (18 × 14), whose curvaceous infinity edge seems suspended above the little beach below. Completing the pool area is a large gazebo hosting a comfortably furnished lounge area, a long dining table, and a well-equipped summer kitchen and bar.
To one side of the lawned area, steps lead down to the main villa perks: the rocky shoreline, a pebbly beach, and, lapped by crystalline waters of the Aegean, a private jetty.
The master bedroom on the first level enjoys its amazingly panoramic sea-view terrace, and the two upper-level wings are connected by a wide roof terrace, which flows into long balconies shared by the other bedrooms on the first level. For the greatest views head up to the roof terrace on top of the master bedroom.
The villa boasts a privileged seafront setting on the prestigious coastline near Kosta, just south of the fashionable resort of Porto Heli, whose promenade of seafront bars, restaurants, and shops is less than a 10-minute drive away. For many years, the town and its outskirts have been a second home to the Athenian aristocracy and Greek shipping magnates, who built chic summer estates there. Today, it attracts celebrities from all over the world, who are in search of a refined ambiance and a sense of discreet privacy.
Also known as the Greek Riviera, the peninsula of Porto Heli is bordered by magnificent beaches and lapped by shining blue seas. It's a perfect place for water sports, yachting, and island-hopping - the cosmopolitan islands of Spetses and Hydra are just across the water (hydrofoil crossings to Spetses from the nearby port of Kosta - a 17-minute walk - take just 10 minutes).
Apart from the pebbly beach at the bottom of the garden, the closest beaches to the villa are Kosta (a 10-minute walk), Kovas (2km), and Kounoupiou (5.3km). For history enthusiasts, one of the must-sees is the archaeological site of Epidaurus. Its fantastic theatre is famous not only for its size and excellent views but also for its ideal acoustics and there is much more to see besides.
