The property comprises a two-level main house, a separate garden guesthouse suite and an independent guesthouse suite below the pool. The entrance leads from the garden courtyard into a cosy hall, from which the other rooms branch off. The central part of the main house is reserved for communal areas, whilst two wings with bedrooms are situated on either side.
Straight on and a few steps down the hallway is a cosily furnished triple-aspect living room; its large lateral windows let in light and sea views. A wall of glass doors at the far end, meanwhile, provides easy access to the main terrace, which runs the entire length of the house’s façade. The features of this room—glass doors, a white colour scheme, sunny disposition and seamless access to the outdoor areas—are repeated throughout the villa.
Through a wide opening to the right of the living room, a few steps lead to the dining room, which also offers sea views and access to the al fresco dining area on the main terrace. Adjacent to the dining room is a spacious, well-equipped kitchen, which has the bonus of a breakfast area. It offers sea views and access to the main terrace, too. A door from the kitchen leads to the west wing, where there are three bedrooms, connected by a corridor:
• a generously-proportioned bedroom 1 with a double bed (160 × 195 cm), sea views, high ceilings with white beams, a pair of wide glass doors opening onto the main terrace (including a private section), a dressing area and an en-suite shower room;
• bedroom 2 with a double bed or twin beds (105/210 × 210 cm) and garden views;
• large single bedroom 3 (120 × 200 cm), also with garden views;
• shared shower room.
A door from the entrance hall leads to the east wing corridor, from which the following rooms can be accessed:
• guest toilet;
• bedroom 4 with a double bed or twin beds (100/200 × 205 cm) and glass doors opening onto the main terrace;
• a spacious, bright bedroom 5 with a double bed (185 × 205 cm), a glass wall opening onto a private section of the main terrace, a dressing area and an en-suite bathroom
• bedroom 6 with a single bed (100 × 205 cm) and access to the garden courtyard outside the main entrance
• shared bathroom with a bathtub and shower attachment.
And finally, just as important for the main house: from the east wing corridor, a staircase leads down to the lower level, where a corridor offers access to a well-equipped fitness room and a large games room (featuring table tennis, table football and darts). From both rooms, glass doors open onto the pool-level terraces and gardens.
The garden guesthouse is on the same level as the main house's lower level, just a stone’s throw from the pool terrace. The entrance leads into a lounge with a pair of sofas, sea views and a wall of glass doors opening onto the gardens. From the central hallway, you can access a shower room serving bedroom 7 with a double bed (155 × 200 cm) and access to the garden.
A separate guesthouse below the pool comprises a lounge with a sofa and kitchen area, a double bedroom, and a shower room.
The villa is surrounded by a picturesque garden with mature trees providing pleasant shade, lush climbing plants and colourful flowers. All rooms, with the exception of the single and double/twin bedrooms in the west wing, open onto the surrounding terraces via glass doors.
A super-panoramic terrace with areas for lounging, dining and enjoying the scenery runs around the entire sea-facing façade of the main house’s upper level. Perhaps the most panoramic spot is right outside the living area, where a semi-circular section of the terrace, furnished with easy chairs, overlooks the pool and the sea. The kitchen and dining room, meanwhile, open onto a shaded area for al fresco dining.
Despite this area's obvious charms, the pool terrace appeal is undeniable. Access is via two staircases, one at each end of the central section of the upper terrace, as well as from the games room on the lower level and the garden guest house. At the centre is a saltwater sea-view swimming pool (14 × 7 m). Sun loungers and sitting areas are arranged around it. Just a few steps away is a charming gazebo with a wood-beamed ceiling and a dining area, served by a well-equipped summer kitchen and bar.
Below the pool, a gate leads to the promenade, which has access to the sea and a jetty. A second gate on one side of the garden opens onto a secluded shingle beach.
The villa sits in a fantastic position on its own headland near the southeasternmost tip of the Porto Heli peninsula. The town of Porto Heli is a stylish resort whose promenade with seafront bars, restaurants and boutiques is a 10-minute drive away. For many years, the surrounding area, also known as the Greek Riviera, has been a second home to the Athenian aristocracy and Greek shipping magnates, who built chic summer estates there. Today, it attracts celebrities from all over the world in search of a refined ambience and a sense of discreet privacy.
The peninsula is bordered by magnificent beaches and lapped by shining blue seas. It's a perfect place for water sports, yachting and island-hopping - the cosmopolitan islands of Spetses and Hydra within easy day-trip distance (hydrofoil crossings to Spetses from the port of Kosta take just 10 minutes). Apart from the beach, accessed from the villa's garden, there are several others close by, including those at Agios Emilianos (a 3-minute walk) and Kounoupiou.
For history enthusiasts, the must-see is the archaeological site of Epidaurus. Its fantastic theatre is famous not only for its size and its excellent views, but also for its ideal acoustics.
